Terms and conditions

Agreement

The tenant agrees to the terms and conditions by paying the reservation fee. The terms and conditions apply for both parties after the reservation fee or the full rental price has been paid.

Booking and paying

After making the reservation, the tenant will get a confirmation with instructions and information how to get the key. The reservation is valid and binding after the reservation fee (30 % of the entire price) has been paid. If the reservation is made less than 28 days before arrival, the entire amount has to be paid.

Cancellations

All cancellations have to be made by e-mail to the owner of the cabin. The cancellation is valid from the moment the e-mail has arrived. If the cancellation is made 45 days prior to the commencement of the letting, the reservation fee and the final payment will be refunded. A cancellation fee of 150 € will be deducted from the refund. If the cancellation is made less than 28 days before the commencement of the letting, no refund will be made. If the cancellation is due to sickness in the family, an accident or similar, a refund can be made, apart from the 150 € cancellation fee. The owner is entitled to demand a medical certificate or other reliable account of the reason for the cancellation. The certificate should be sent together with the cancellation.

Landlord’s right to cancel the reservation

In case of force majeure, the landlord may cancel the reservation. In this case, the lessee will obtain a full refund. If the rent is not paid within the due date, the booking will be canceled without prior notice.

Delivery of the keys

The keys will be delivered after the tenant has returned the rental agreement and paid the rent (a receipt showing that the full amount is paid should be shown). If the tenant loses the keys, all charges will be charged from the tenant (new locks and duplicates of the keys).

Staying at the destination

The apartment is available for the customer on arrival day at 15.00 and check out should be done by 12.00 on the day of departure. The cottage is property of private people and one should behave accordingly, and for example not disturb the neighbors. In th sauna seat covers must be used and the lessee must bring their own hygiene products, shampoos and soaps. It is not allowed to bring glass bottles to the apartment. It is not allowed to use the electricity from the apartment for heating up the tub or cars continuosly.

Bedlinen

The lessee must bring their own bed linen, or add bedlinen rental to the reservation. Bedlinen have to be used in the beds as well as pillowcases. Sleeping bags are not allowed. If bedlinen are not used, the landlord will have the blankets, pillows and mattresses washed on the expense of the tenant.

Cleaning and cleaning fee

The lessee is responsible for the cleaning of the apartment during the rental period and at the end unless otherwise agreed. The Lessee shall carry out normal daily cleaning and final cleaning. If the final cleaning is not done, the final cleaning fee is 300 € (if booked in advance 160€ ). The property will be checked after departure by the caretaker of the house. Demanding and special cleaning jobs such as vomit are priced separately.

Damages

The lessee is obliged to pay for any damage caused to the apartment. If damages occur because of indifference to the property, the matter is dealt as vandalism which is always reported to the police and repair costs for the damages will be charged from the lessee. If the landlord and lessee can’t reach an agreement on the amount of the compensation, the matter will be treated in each individual case in the District Court of Lapland.

Subletting of the cabin

It is strictly prohibited to sublet the cabin. The cottage rental agreement will immediately terminate if irregularities are detected.

Smoking

It is strictly forbidden to smoke inside the cottage.

Pets

Pets are not allowed in the cottage.

Number of people

The amount of people for which terms and conditions apply is specified in the booking confirmation, and it is not allowed to accommodate more people than agreed in the reservation. The use of tents or caravans / mobile homes without the landlord's permission on the resort's grounds is prohibited.

Complaints

All complaints complaints regarding the condition of the cottage should immediately be addressed to the landlord during your stay.
